CC&Rs

Animals

No horses, cattle, swine, goats, livestock, poultry, or animals of any kind shall be raised, bred or kept on any lot except household pets that are in compliance with the laws and regulations of the City of Walla Walla.

Antennas

Antennas of any kind on exterior of residences are prohibited, except satellite dishes 24 inches or smaller. Installation location must be submitted to the board for approval.

Architectural Review

New construction, such as a residence, fence, outbuilding, remodel, painting, etc., is subject to architectural review. This is to ensure the neighborhood maintains the desired appearance specified in the CC&Rs.

Exterior Lighting

The use of highly illuminating exterior lights including floodlights is prohibited. Street lights are maintained by the City of Walla Walla.

Fences

Fencing shall not extend nearer to any street than the minimum setback line of the residence. In addition, the maximum height for the fencing is 72 inches.

Garbage

Garbage receptacles shall be sanitary and concealed by screening or shrubbery. Unsightly trash, garbage or waste kept on a property is subject to removal by the board, and the property owner will be responsible for the charges incurred.

Landscaping & Plantings

All properties must have an underground irrigation system and will be kept free from weeds, underbrush and unsightly growths.

Paint

Paint color shall be reviewed by the board for approval and shall be consistent with the color palette already established in the neighborhood.

Sidewalks

Each property owner shall be responsible for the installation of a sidewalk on the street side of the premises according to municipal specifications.

Signs

No signs shall be erected or maintained on any lot, except for public elections or property for sale signs. The signs shall not exceed 900 square inches.

Street Trees

Each property owner shall plant street trees in a row near the sidewalk as specified by the City of Walla Walla. This guide may help as you plan your landscaping.

Vehicles

No trucks or pickups having a rated carrying capacity larger than three-quarter ton, commercial-type vehicles, motor homes, mobile homes, boats, trailers, campers, motorcycles, nonpassenger-type vehicles, disabled or nonoperating vehicles shall be stored or parked on any lot, except in a closed garage, nor parked on the street for more than 48 hours in one week.

Weeds

Weeds, underbrush, or unsightly growth shall be kept clear by the property owner. Failure to do so will result in removal by the board, and the property owner will be responsible for the charges incurred.
